BMS installation for Londonnew-builds and refurbishments —commissioned to specification.
Design, panels, containment, wiring, software, graphics and commissioning delivered by controls engineers who came up on the tools — not a general contractor learning on your site.
BMS Installation, explainedwithout the marketing gloss.
A BMS installation is the full end-to-end delivery of a Building Management System: design of the control philosophy, manufacture of controls panels to BS EN 61439, containment and cabling, controller mounting, sensor and valve fit-off, software engineering, graphics build, commissioning, witness testing and formal handover.
Developers, M&E contractors, landlords, healthcare trusts and end-clients delivering new-build fit-outs, plantroom refurbishments, extensions, or wholesale replacement of legacy BMS across London and the South East.
New-build projects from RIBA Stage 3 onward; refurbishments where existing controls are past economic repair; buildings changing use or occupancy; sites facing MEES, EPC or Part L compliance upgrades; and any project where the previous BMS is proprietary and locking the client in.
A BMS installation is where every energy and comfort decision for the next fifteen years is locked in. Cutting corners on wiring practice, panel build, or software structure quietly costs the client in energy, downtime and unmaintainable code for the life of the building.
What happens whenthis gets left alone.
Cheap installations are the most expensive line item in a building's ten-year P&L.
- Panels built to no recognised standard fail insurance and landlord audits and can force full replacement before handover.
- Poor cable routing and mixed low-voltage segregation create noise, ghost alarms and years of unexplained faults.
- Proprietary controllers and closed protocols lock the building owner into whichever contractor installed them — no competitive maintenance market ever forms.
- Software written on-the-fly without documentation is unmaintainable within two years — every future engineer starts from zero.
- Missed points, missed schedules and missed setpoints at commissioning are almost never fixed later — the building runs the wrong way for its whole first decade.
- ×Handing controls to the M&E contractor's cheapest sub without a specialist controls engineer owning the delivery.
- ×Accepting 'BMS included' on a fit-out quote without a points schedule, controls narrative or graphics scope attached.
- ×Skipping witness commissioning — the moment a graphics screen shows the correct number, everyone assumes the plant is actually doing it.
- ×Choosing a proprietary system on price without pricing in the future cost of being locked out of it.
How we deliverbms installation.
- Step 01Pre-design & narrative
Points schedules, controls narratives and I/O counts written before a panel is quoted — see our BMS Pre-Design service. This is the document every future engineer will work from.
- Step 02Panel design & manufacture
Panels designed in-house and built by our panel-shop partner to BS EN 61439. Full drawing pack, GA, schematics and asset labels handed over.
- Step 03Containment & installation
Containment, wiring and terminations carried out by partner electricians holding NICEIC/NAPIT/ECA/ECS/CSCS credentials — cabling segregation, earthing and labelling done to spec.
- Step 04Software & graphics engineering
Controller programming, supervisor build and site graphics authored in-house — clean structure, sensible naming, documented logic. See BMS Software & Graphics.
- Step 05Commissioning
Every point proved end-to-end: sensor to controller to graphic, and every valve, damper and interlock stroked and witnessed. Setpoints and schedules verified against the narrative.
- Step 06Handover
O&M pack, as-built drawings, software back-ups, graphics screenshots, points list, alarm schedule and one-year workmanship warranty issued at practical completion.
What the right bms installationactually gives you.
BACnet, Modbus, KNX, LON and M-Bus — you own the system, not the installer. Any competent controls engineer can pick it up later.
The recognised standard for switchgear and controlgear assemblies. Passes landlord, insurer and building-control audits without argument.
Software written to the pre-design narrative — no on-the-fly logic, no undocumented tweaks, no 'we'll fix it in service'.
Design, panel, software, commissioning and post-handover service all sit with one specialist, not fragmented across three contractors.
Standard across every installation, on top of the underlying manufacturer warranties on supplied equipment.
24/7 phones and contract SLAs available immediately post-handover — the team that installed it is the team you call.
Detail thatbuyers ask about.
Installations vary hugely by site type, procurement route and scope. We deliver the following commonly:
Panels: BS EN 61439. Electrical works: partner electricians (NICEIC/NAPIT/ECA/ECS/CSCS). Products supplied through our Forest Rock distributor partnership — including Tridium Niagara, Distech Controls, ABB, Mitsubishi Electric, Phoenix Contact, iSMA Controlli, Janitza, Circutor, Thermokon, Eastron and SkySpark. Cover: £20M public liability, £10M employers' liability, £10M professional indemnity.
Commercial installations demand tighter tenant/landlord metering separation, formal witness commissioning and detailed handover packs. Residential installations focus more heavily on communal-plant reliability, resident comfort feedback and landlord dashboard reporting to a factor or MA.
Cat A / Cat B office fit-outs with landlord/tenant interface, tenant sub-metering and multi-tenant graphics segregation from day one.
Legacy controls strip-out and phased replacement while the building stays occupied — done out-of-hours where required.
Hospital plantroom and ward-level controls, delivered to NHS contract requirements, including 2-hour SLA readiness from go-live.
Precision HVAC, leak detection, PDU integration and BACnet/Modbus aggregation into a unified supervisor with M&T reporting.
Communal boiler / heat-network controls, boosted cold-water, stair pressurisation and landlord dashboards on residential developments.
Chiller sequencing, dry-cooler control, process cooling and site-wide energy metering with alarm escalation.

BMS work is bespoke and project-based — pricing is quote on application, issued in writing after a site or specification review.
How much does a BMS installation cost in London?
+
BMS installation is priced per project — panel counts, I/O counts, protocol mix, supervisor licence, graphics scope and commissioning duration all drive cost. Send us drawings or a points list and we'll issue a written quote on application.
How long does an installation take?
+
A small office fit-out can be delivered in weeks; a multi-riser commercial building or hospital plantroom is a phased programme measured in months. We agree the programme in writing before mobilisation.
Do you install both direct and as a subcontractor to M&E?
+
Both. A significant share of our installation work is subcontracted M&E delivery under formal contract, and we also work directly for end clients — landlords, healthcare trusts and building owners.
What warranty comes with the installation?
+
A one-year workmanship warranty is standard on installations and panels, on top of the underlying manufacturer warranties on supplied equipment.
Which manufacturers do you install?
+
We're vendor-independent. Through our Forest Rock partnership we supply and install Tridium Niagara, Distech Controls, ABB, Mitsubishi Electric, Phoenix Contact, iSMA Controlli, Janitza, Circutor, Thermokon, Eastron, SkySpark and more.
Do you handle the electrical installation too?
+
Yes — via partner electricians who hold NICEIC/NAPIT/ECA/ECS/CSCS credentials. See BMS Electrical Installation.
Can you replace a proprietary system with an open one?
+
Yes — strip-out and phased replacement of proprietary/legacy BMS with an open-protocol Niagara or Distech front-end is one of our most common projects.
Do you provide the O&M and as-built pack?
+
Yes. Every installation closes with drawings, points list, alarm schedule, graphics screenshots, software back-ups and O&M documentation.
Send us the spec. We'll come back with a fixed scope.
Every bms installation enquiry is scoped and quoted in writing — no 'from' prices, no hidden variations, no proprietary lock-in. Response within one working day, sooner for anything urgent.
